If you are planning to build a shed without any permit, you can do so if you live in a General Residential Zone, Township Zone, or Mixed Use Zone. However, you also need to consider the area of your house and your lot dwelling as well. For those residences that have a lot of less than 300m2, a planning permit is required by any city government. Moreover, if the spot you’re building the shed can disrupt any city buildings or works, approval must be obtained as well.
Trigger areas that need approval are those lands affected by an overlay that may hinder any building plans in the future. If your area is in a zone that is affected by an overlay, assessments, permits, and approvals should be done before you could build your shed. Moreover, if you plan to build a shed, not in your lot dwelling, you might be prohibited from building a shed. Areas not included in your lot can be used for commercial spaces, so it is best to build anywhere not excess of your original lot dwelling.
Furthermore, you should also check for wastewater systems. Oftentimes, residential areas can have septic tank systems underneath your dwelling lot. If so, you must not build any shed in these areas to avoid damage and unwanted demolition due to wastewater system refurbishments. Not all sheds in non-trigger areas can be built without a permit. For sheds that are 10m² in floor area, a building permit is obligatory. If a shed is less than the maximum area with no permission, you can start to build it provided that it is not more than 3 m in height, or if within 1 m of a boundary not more than 2.4 m in height. Building a shed without any permission must also not be built from masonry; should be made out of wood only.
